DA-approved recycling facility in Sydney’s western suburbs sold for $5.1m by Mark Sfeir and James Reeves of Knight Frank, along with Matthew Alessi and Brendan Wein of CBRE.
A DA-approved recycling facility in Sydney’s western suburbs has sold at a record rate following a highly competitive sale campaign.
The property at 25 Bromley Road in Emu Heights currently consists of a 580sq m freestanding building on a 2,027sq m site, but it has existing DA approval for waste recycling.
The gated facility is currently tenanted by Recycle Assist Australia Pty Ltd, a specialist Waste Transfer Facility that works closely with Demolishers, Builders & DIY renovators to assist with waste management needs.
A DA is in place, however, to make alterations to the existing industrial building to change it into a Resource Recovery Facility, with the property approved to receive 26,000 tonnes per year of construction and demolition waste.
It was sold for $5.1 million in a deal negotiated by Mark Sfeir and James Reeves of Knight Frank, along with Matthew Alessi and Brendan Wein of CBRE.
The purchaser is an owner-occupier looking to take advantage of the approvals currently in place.
Mr Sfeir said the price equated to a rate $2,515 per square metre, which was a record sales rate for Emu Heights.
“The Expressions of Interest campaign for the site was highly competitive, generating over 100 enquiries with numerous offers,” he said.
“The record sales rate demonstrates there is strong demand for industrial properties with existing approvals, with the campaign attracting interest from a broad range of occupiers and investors.
“The site presented a unique opportunity to secure a freestanding industrial site with an existing DA approval for waste recycling within the tightly-held Emu Heights Industrial precinct.
“Located off Russell Street and parallel to Old Bathurst Road, 25 Bromley Road benefits from direct access to the M4 Motorway and Great Western Highway.”
Mr Reeves said Western Sydney was seeing strong demand for industrial property, with this demand continuing to outweigh supply.
“The growth and demand in industrial properties and developable land has led to many owner occupiers, investors and developers looking further out to acquire sites and Emu Heights is now one area where these three parties are increasingly focusing on.
“The established and tightly-held industrial precinct of Emu Heights is located 58 kilometres west of the Sydney CBD and just five kilometres from the Penrith CBD, as well as being around 25 kilometres northwest of the future Western Sydney airport.
“The greatly connected suburb has seen an uplift in activity from various buyer types ranging from developers to owner occupiers and investors.”
Major occupiers in Emu Heights include Lysaght (BlueScope Steel), ACO Pty Ltd and Holcim.
