Strong demand from owner-occupiers and investors for Gold Coast industrial property is showing no signs of abating with the sell-out of a strata-titled development in the city’s north.
Seven Star Industrial—developed by award-winning locally based Clarke’s Design & Construct—has notched up sales totalling almost $6 million across its primely positioned collection of seven office/warehouse properties.
Colliers industrial specialists Daniel Coburn and Pat Cavanagh negotiated the sales of the innovatively designed complex at 14 Logistics Place, Arundel.
Five of the industrial units which range from 200sqm to 348sqm, were secured by buyers prior to practical completion.
“The industrial market is currently experiencing surging demand from owner-occupiers and investors,” Mr Coburn said.
“This has been evidenced by more buyers securing units off-the-plan as all the existing second-hand buildings have been absorbed.
“We’ve had quite a few projects come to market this year and pretty much all of them have sold out or are close to selling out.
“It’s the strongest market I’ve seen. Second-hand strata titled units have been selling within a few days of coming on to the market.
“We’re expecting another surge of activity early next year once the borders reopen, which will obviously effect the residential sector first but flow on to industrial through people moving their businesses up here and investment.”
Clarke’s Design & Construct Director, Andrew Clarke, said that recent growth in the industrial market has put the Gold Coast on the industrial map.

Mr Cavanagh said buyers in the Seven Star Industrial were a mixture of owner-occupiers—ranging from local and national businesses—as well as investors.
“The project was designed to maximise the usability and efficiency for the occupier, which was well received by the market and resulted in a successful project sell out,” he said.
Each unit contains a range of features including high-quality offices, high clearance warehousing, motorised roller door, ample allocated car parking, with excellent truck access.
Mr Cavanagh said the success of strata-titled projects across the Gold Coast also had led to a critical industrial land shortage.
