Director of Savills Australia and New Zealand, Shaw Harrison discusses Brisbane's latest large speculative built warehouse.
Brisbane has just had its latest large speculative built warehouse delivered, and she is a beauty.
Goodman's latest project, Port Industry Park at 42-52 Export Street, Lytton totals 16,218sqm of building and has been designed to cater for a tenancy separation, allowing smaller occupation from 6,639sqm.
The building has been built to the highest specifications and includes many standard inclusions most developers don't often allow for.
Warehouse inclusions feature 13.7m of internal clearance to the ridge with a minimum of 10.6m to the springing height offering the maximum volume for pallet storage.
The building is filled with natural light with translucent sheeting strategically located above all proposed racking aisles plus automatic energy efficient lux sensor lighting throughout.
Logistics are serviced by approved B-double access and up to four truck access points, allowing for drive though.
The location is equal between the Gateway Motorway and the Port of Brisbane, 7km's both directions and access to the Motorway from the doors is only 1.7km. The warehouse is accessed via eight on-grade roller doors and four recessed electric docks spread under a 15m wide canter-levered awning.
The fit out is one of the best I've ever seen in an industrial building.
The level of specifications is that typically seen built in high-end residential homes. The kitchen, bathrooms, staff breakout, landscaping and entry areas are truly first class.
The tenants we have already taken to the property to date have been incredibly impressed with the efficiencies and flexibility of the building. Goodman has truly created a world-class corporate headquarters, that the new occupiers are going to be extremely proud to call home.
Meeting both tenants expectations and the competitive deals being offered throughout the market, Goodman has created an opportunity that ticks every box.
