Mornington’s business landscape is set for a major upgrade with the official groundbreaking of Free Form, the Peninsula’s newest industrial and commercial hub. Federal MP for Flinders, Zoe McKenzie, and Mornington Peninsula Deputy Mayor, Cr. Paul Pingiaro, joined local developer Kyle Reeve to mark the start of construction at the highly anticipated business park on Watt Road.

A departure from his usual high-end residential projects, Kyle is bringing a fresh approach to industrial development in his own backyard. Having relocated from Melbourne to Mount Martha in 2019 with his wife Kristiina and their two children, he quickly saw a gap in the local market for premium office and industrial spaces.

“I noticed that many business owners in the area were still holding onto a Melbourne address for prestige, simply because there was no high-quality alternative here in Mornington,” Kyle explained. “That’s why we’re building Free Form—a business precinct designed to match the ambitions of local entrepreneurs while embracing the Peninsula lifestyle.”

Spanning half a hectare at 41 Watt Road, Free Form has already attracted significant interest, with 60% of the spaces sold before construction even began. Buyers include businesses from logistics, tech, mortgage broking, and even a wine wholesaler, all eager to secure a premium address in Mornington.

“This is about more than just bricks and mortar,” Kyle added. “We’re creating a precinct that puts Mornington on the map for forward-thinking businesses. The design, architecture, and landscaping have been carefully planned to make this a place where businesses can be proud of their location. We’re not imitating Melbourne—we’re celebrating the Peninsula.”

Kyle is personally invested in the project, planning to base his own office at Free Form. “I feel a deep responsibility to deliver something remarkable. This isn’t just about selling and moving on; it’s about building a community and setting a new benchmark for industrial developments in the region.”
