Leading Australian developer and builder, TOGA, in partnership with Braxton and Rebel Group, marked a significant milestone yesterday as construction officially commenced at MADE Marrickville, set to become Australia’s first four-storey industrial development.
The occasion was celebrated with a sod-turning event attended by the Inner West council, Rebel, Toga, Braxton, Consultants, planners, and sales agents. With the milestone highlighting the rising trend of increasing storeys on top of warehouses to save space and drive efficiencies, particularly at sites near CBDs.
New research[1] reveals a burgeoning demand for industrial space in Sydney, with an addition of 850,000 sqm of industrial space to the city's industrial stock, accounting for 15% of the new supply. Nestled just 7km from the Sydney CBD in Marrickville— rated 10th coolest suburb in the world[2]— MADE Marrickville is a unique development tailored to meet the escalating demand.
Allan Vidor AM, Managing Director of TOGA, said, “MADE Marrickville is a practical response to Sydney’s growing demand for industrial and business spaces. This project reflects TOGA’s commitment to smart, community-focused projects: creating spaces where businesses can grow, while also fostering areas where people can work, live, and connect.”
Situated at 18-30 Faversham Street, MADE Marrickville is a distinctive offering for the area and a new type of product for TOGA. The development will feature 34 creative industrial workspaces, 24 drive-up storage units, and a sprawling 1,360 sqm of ground-floor retail space, spanning a total area of 3,416 sqm.
The retail space will seamlessly blend with TOGA's adjacent, newly completed Wicks Place residential development and retail precinct. Together, MADE Marrickville and Wicks Place form a vibrant hub blending work, life, and leisure, aligning with modern lifestyle expectations.
Featuring dual-level layouts for better natural light and airflow, individual parking on the same level, secure 24/7 access, sustainable design, and a variety of unit sizes, this innovative hub captures the spirit of today's commercial spaces, providing a perfect setting for businesses to flourish.
Luke Smith from Raine & Horne Commercial commented, "MADE Marrickville presents local businesses with affordable, innovative industrial spaces in Sydney's vibrant inner west. Its closeness to the CBD and Marrickville's unique character, coupled with Wicks Place, makes this development a prime spot for entrepreneurs, reshaping not just Marrickville, but Sydney's broader commercial landscape."
James Brown, co-founder of Double Roasters said, “The shift away from the city for workplaces is apparent. For us, being closer to where we live is pivotal. Marrickville's central location works for staff from all over Sydney, and MADE Marrickville, with its flexible units and proximity to various retail offerings is perfect for our business’ needs.”
With units priced between $700,000 and just over $2 million, and sizes ranging from 71 sqm to 230 sqm, MADE Marrickville caters to a diverse range of business needs and budgets. The market has already responded enthusiastically, with over half of the workspaces sold.
The $30 Million development is expected to open in early 2025 and is part of TOGA’s ambitious strategy to transform Sydney's suburbs, which includes other high-profile projects like Surry Hills Village and Oxford & Foley.
