A prime industrial property owned and managed by Centuria Industrial REIT (ASX: CIP), at 3B 207 Browns Road in Melbourne’s Noble Park North leased to SC3Sixty Warehouse, negotiated by Gordon Code, Jonathan Mercuri, and James Stott of Colliers Industrial & Logistics team.
Gordon Code, Jonathan Mercuri, and James Stott from Colliers Industrial & Logistics team have secured a leasing agreement for a prime industrial property located at 3B 207 Browns Road in Melbourne’s Noble Park North.
The 4,680sqm facility has been leased to SC3Sixty Warehouse, a leading logistics and supply chain management company. The property is located within the Browns Road Estate, owned and managed by Centuria Industrial REIT (ASX: CIP), Australia’s largest listed pure-play industrial REIT.
The now fully leased estate comprises 43,000 sqm of prime industrial space, strategically positioned between the Dandenong CBD and the Monash Technology Precinct, the largest employment hub outside of the Melbourne CBD. The estate comprises four modern industrial facilities and is home to occupiers such as E&S Trading and Morrows Logistics.
Jonathan Mercuri, Director | Industrial & Logistics, said, “The Noble Park industrial precinct continues to attract top-tier tenants due to its strategic last mile location and high-quality facilities. This lease with SC3Sixty Warehouse is a testament to the area’s ongoing appeal.”
The Melbourne southeast market has been a major benefactor of the tailwinds in the industrial sector in 2022-23, with retailers and transport and logistics occupiers looking to expand their industrial footprints to cater for continued growth within their market sectors.
Gordon Code, National Director | Industrial & Logistics, commented, “The strength of Melbourne’s southeast industrial marketplace has continued to drive demand with its high-quality existing and speculative built-form within access to key infrastructure.“
“Industrial southeastern vacancy will contract almost 50 basis points in the final quarter of 2024 to just above 1%, demonstrating resilient occupier demand in the precinct. This latest lease agreement underscores the robust demand for industrial space in Melbourne’s southeast and highlights the strategic importance of the Noble Park industrial precinct,” added Mr Code.
