Colliers National Director Michael Crombie is marketing the remaining nine lots on behalf of Hannas.
The highly anticipated second release of land lots in the sought after Solus Industrial estate in Byron Bay is set to come to market, with a number of key businesses already having purchased blocks of land.
Sydney based developer, Hannas, secured the 5.6 hectare site in late 2023 and in less than 12 months achieved DA approval for the 17 lot industrial land subdivision.
The recently DA approved estate offers a new level of amenity in the region and provides the only option of scale and accessibility within Byron Bay over the last 30 years, something recent purchasers were quick to take advantage of.
The first release saw the eight lots purchased by a wide cross-section of buyers including B.P. Wharton, strata developers and owner occupiers.
Colliers National Director Michael Crombie is marketing the remaining nine lots on behalf of Hannas.
“Byron Bay has changed dramatically over the past 10 years and with that has seen the rapid increase in pricing and a severe decrease in the ability to acquire industrial product,” Mr Crombie said.
“This land release could not have come at a better time for everybody, as occupiers have been treading water for years as they look to a flight to quality for a more flexible industrial opportunity. We have also found that as the existing industrial precinct in Byron Bay is at capacity, with limited available product resulting in many occupiers taking on additional space in multiple buildings, Solus will allow buyers or developers to house new stock that can fit this growing enquiry base.”
“The Stage 1 land release was a sell-out with lots being sold to a variety of investors and owner-occupiers. We are all looking forward to the Stage 2 release with only nine lots remaining and likely an opportunity we won’t see in Byron for many years to come, to acquire land as a blank canvas to build one’s future.”
The second land release is extremely limited, with work to commence in the coming months and completion expected in Mid-2026.
A regional destination attracting many national occupiers, Byron Bay benefits from a strong local workforce and rapidly growing population, which will ensure that the development will become an ideal destination for re-locating business. Solus offers potential buyers incredible flexibility, having the ability to create and shape the future of the Byron Bay industrial industry.
Surrounding infrastructure is crucial to the site’s appeal, with the region attracting substantial public and private funding that is contributing to the emergence of the local economy.
With over 36-years of history, Hannas is a privately owned property development and construction company who service a host of clients and partners across Australia.
The second stage of Solus Industrial Byron Bay’s land release will launch via an Expressions of Interest campaign in February, And will close Thursday 6th of March 2025 at 3:00pm (AEST).
