An interstate investor has snapped up a well-appointed Coolum Beach industrial property for $1,210,000 under the hammer, following a marketing campaign conducted by Ray White Commercial Noosa and Sunshine Coast North Property Consultant Tracey Ryan.
An industrial property at Coolum Beach on Queensland's Sunshine Coast has "ticked all the boxes" for an interstate investor who successfully bid for the asset at auction last month.
The site at 100 Link Crescent, which had been occupied by the same two tenants for a number of years, was secured for $1.21 million at a yield of 6.8 per cent, following a battle between six bidders.
Comprising a site area of 942 square metres, the address includes a metal decking shed with hardstand on three sides.

The sale and preceding marketing campaign were conducted through Ray White Commercial Noosa and Sunshine Coast North Property Consultant Tracey Ryan, who has been working with the interstate owners of the property for the last four years.
She said she fielded significant interest from local and interstate investors, including an offer prior to auction and inspections from several interstate buyers.
“The industrial warehouse had many good design features including roller doors on three sides and covered driveways on two sides and was on a rectangular fully-fenced block," she said.
“The functional design has ensured that the two tenants, TR Motors and Hardarc Engineering, have remained in the building for 10 years with additional lease terms of three and five years remaining.
“Currently returning $86,000 net, this one ticked all the boxes.”
