The recently completed estate has now sold out with selling and leasing agents, Niemeyer’s Pedro Tabrizi and Robert McLaurin in conjunction with developer PWD’s Claire Barber handling the sales.
Mr Tabrizi told WILLIAMS MEDIA “earlier in the campaign, units were achieving about $4,000 per square metre but more recent sales were fetching rates of $5,400 per square metre.”
“We recently sold a near 200 square metre unit for $975,000, some $255,000 more than a unit of the same size sold for earlier in the campaign”.
“Once construction commenced, buyer’s interest increased, and then stepped up again with Covid accelerating the trend to online retailing and therefore the demand for warehouse space” said Claire Barber, ‘and this trend is only set to continue” she added.
“The demand for this type of product has been incredible and we’re seeing the same trend with the early leasing deals,” said Mr Tabrizi.
Mr Robert McLaurin pictured above said "six properties were leased within three weeks of the campaign with rents ranging from $230 to $250 per square metre and incentives of around 3% to 4%."
“We have storage unit buyers getting a strong 8.8% annual return on their investment,” he said.
Designed for a diverse range of business needs, industrial units at Interlink ranged from 107 square metres to 472 square metres with minimum internal clearance of seven metres plus modern air-conditioned offices and amenities. Storage units ranging from 23 square metres to 40 square metres were also on offer with some now available for lease.
The estate offers secure motorised gate entry, CCTV and multiple wide entry points.
Interlink has dual street access with frontages to both Cosgrove Road and Cleveland Street and features expansive yard areas to ensure a free flow of vehicles as well as space to load and unload containers.
Mr Tabrizi commented that due to easy access to the estate, the storage units had also proven popular, with interest from boat and vintage car owners.
“The strategically located estate is adjacent to Enfield Intermodal and has easy access to M4 and M5, Hume Highway and is only 20 minutes from Sydney’s CBD,” he said.
Mr McLaurin added that the strong demand for well-located industrial properties showed no signs of abating due to the scarcity of industrial land supply, and increasing demand underpinned by accelerating online e-commerce.
