The office/workshop and warehouse improvements on a combined 6,155sqm of ‘general industrial’ zoned land, were purchased by two separate owner occupiers, BW Solar and Diesels Mobile Mechanics.
The high-quality nature of the improvements and the existing overhead gantry crane facilities were attractive to the buyers who were both purchasing their first industrial properties.
JLL Logistics & Industrial agents Andrew Fife and Nick Goodridge sold the property via private treaty which resulted in a combined sale price of $4,450,000 and were purchased with vacant possession.

“Owner occupier activity, especially in core industrial markets has picked up significantly and the difficulty now for buyers is the lack of options available which is starting to put pressure on capital values,” he said.
527 Bickley and 33 Emerald Road feature adjoining freehold land parcels which included good standard industrial buildings and benefit from being positioned in the heart of the Maddington industrial precinct.
