Owner Occupier trophy industrial lot, Link Drive Yatala for $8.5m
Colliers Directors David Brisk, Nick Evans and Dan Coburn secure the sale of a 19,670sqm trophy industrial lot in the highly sought after Yatala Enterprise Estate.
Following a hotly contested on-market expressions of interest campaign with a total of 12 offers and 134 enquiries, local business, Hume Building Products outbid competition at $8.5 million.
Brisbane’s owner occupier market has never been competitive for land in the Yatala Enterprise area, underpinned by the continued growth of e-commerce and a rise in inventory levels given supply chain disruptions.
Over the last 10 years this estate has been a magnet for local and domestic business due to its central location between two of Australia’s fastest growing cities and consumer markets.
Demand has only increased with international investors wanting to capitalise on the golden decade of economic growth ahead.
“The Gold Coast is on cusp of a period of strong economic expansion and the industrial logistics market is at the forefront of this growth,” said Colliers Director Nick Evans.
Quality industrial land is at a premium with an undersupply of ready‐to‐build vacant industrial land on the Gold Coast.
“With land in the Yatala Enterprise estate expected to be snapped up, we are forecasting uplift in rents,” said Colliers Director David Brisk.
The buyer was attracted to the opportunity to owner occupy in one of South East Queensland’s most established industrial locations, home to almost 300 businesses including ALDI, Caterpillar, Vulcan, Bidfood, Woolworths, Visy, TradeTools and Harvey Norman.
The property benefits from immediate access to the M1 motorway in both North and South directions and rare corner site exposure.
