Rental rates have been increasing steadily due to high demand and limited supply, he added.

Sale rates also remain relatively strong, says Mr Ferreri having recently transacted four freestanding properties across the Wetherill Park and Smithfield industrial zones for a combined total of $20M. The properties sold in the range of $4,500pm2-$5,500 psm, with some purchased by owner occupiers and others by passive investors looking for secure income stream .
