Sime Darby Motors Australia, representing luxury brands in Brisbane such as BMW, MINI, Volvo, Rolls-Royce Motor Cars and Ferrari, has strengthened its presence in Brisbane’s Tradecoast Central precinct, facilitated by Michael Callow of CG Property Group.
Sime Darby Motors Australia, representing renowned luxury brands in Brisbane such as BMW, MINI, Volvo, Rolls-Royce Motor Cars and Ferrari, has strengthened its presence in Brisbane by securing a lease on a 13,892sqm office, warehouse and factory space in the prestigious Tradecoast Central precinct.
The property at 80 Schneider Road, Eagle Farm, originally built for Schneider in 2008, became available after Schneider’s relocation to Brisbane Airport last year. Sime Darby Motors Australia has committed to a portion of this 18,000sqm facility, comprising a circa 2,000sqm office, administration and customer area, a 4,000sqm factory for bodyshop, and a 7,388sqm warehouse for spare parts and pre-delivery to support brand growth.
The lease agreement was facilitated by Michael Callow of CG Property Group, who introduced Sime Darby Motors Australia to the site in mid-2023 prior to the previous tenant Schneider Electric relocating to the Airport. While financial details were not disclosed, industry sources estimate an annual rent between $2,400,000 to $2,750,000 based on comparable transactions.
Rents in the Australian Tradecoast have outperformed all sub-market of Brisbane Industrial over the past 24 months, in July last year CG Property Group committed a government entity to a 45,000sqm purpose built facility at $176psqm with Charter Hall which at the time was a new record for rents in the Tradecoast. Since then the region has seen commitments from Australia Post to 33,000sqm at the Airport and Smiths Chips to a Goodman facility in Murarrie all at record rates.
We’ve seen further growth in rents since the beginning of 2024 after circa 30-35% increases through 2023. “Based on limited supply and continued demand, we do see further growth in the Brisbane market this year despite the volume of enquiry cooling” he said.
Sime Darby Motors Australia was drawn to the site within the award-winning Tradecoast Central estate because of its sustainability initiatives and proximity to Fortitude Valley, where they are embarking on a brand redevelopment.

The remaining 4,300sqm of office space within the property is available for leads and is being marketed by Michael Callow, Dan Munnich and Tom Moloney of CG Property, with fitted-out suites available from circa 1,000sqm with generous car parking ratios.
