A newly complete industrial facility for lease in the regional City of Ballarat. The 3,424sqm warehouse developed by Troon Group, is the only prime grade facility available within the region of its size says Knight Frank agent Nathan Edgar, Senior Sales & Leasing Executive, Industrial Logistics.
Warehouse 2 is situated in the heart of Ballarat’s industry precinct at developer Troon Group’s BWEZ Industrial Estate (3 Soho Road, Mitchel Park). With excellent access to the Western Freeway, main roads, arterials, workforce and amenity, this location presents itself as the ideal location for occupiers to operate and grow.
Designed by Watson Young Architects and constructed by H.Troon, Warehouse 2 offers a prime-grade industrial facility of 3,424sqm GFA and is available for immediate lease and occupation via Knight Frank agent Nathan Edgar, Senior Sales & Leasing Executive, Industrial Logistics.
Mr. Edgar also pre-leased the neighbouring Warehouse 1 on the site (which is approximately 7,720sqm). Warehouse 1 is now occupied by the Tenant, who is a Melbourne-based company and saw the benefits of locating themselves in regional Victoria.
Mr Edgar said Ballarat, which is the largest regional city in Western Victoria, had many advantages for occupiers.
“The city has a skilled and stable workforce, a strong existing manufacturing and food processing base, good access to raw materials, and sophisticated educational, research and development resources,” he said.
“It also benefits from major road linkages including access to the Western Freeway, as well as rail linkages being situated at a strategic location within the freight network, linking Melbourne, rural and regional Victoria, Adelaide and the Ports of Melbourne, Geelong and Portland.
“We are seeing many occupiers increasingly look to locate or relocate their industrial businesses in regional Victoria, with greater affordability also being a major plus, especially given recent strong rent growth in Melbourne’s industrial market. Rents and land prices in Melbourne have reached an all-time high and have become financially unattainable for some businesses.
“The Mitchell Park warehouse is superbly located for occupiers in industries including manufacturing, construction, transport and logistics and warehouse trade, with the facility also on the doorstep of Ballarat Airport.
“The two Soho Road warehouses in Mitchell Park were developed by Troon Group and constructed by H.Troon. Troon Group have also completed a purpose-built facility on the neighbouring site for Foodbank. Foodbank provide food relief to 2,844 frontline charities and 3,379 school breakfast programs. Last year alone, they sourced enough food for 92 million meals,” Edgar continued.
“Some of the other high-profile occupiers neighbouring the Mitchell Park warehouse include Brandt, Luv A Duck, Volkswagen Australia, MaxiTRANS, O’Connors, Kane Transport Inc, Westlab, Mars, Laminex, Jayco, and Mazda. There are also a number of facilities currently being constructed for national and international occupiers.”
According to Knight Frank’s latest research the Ballarat area only represents 3.6% of Melbourne’s total vacant industrial stock. Industrial vacancy in Ballarat remains relatively low with 32,752sq m available to lease in Q1.
Edgar mentioned: “Just over 27% of the vacant stock is small units less than 1,000sq m. There are only five warehouses greater than 1,000sq m becoming available to take-up, one of which is a speculative development that was completed last year.
“The other four are part of 2024’s industrial development pipeline in Ballarat, including Warehouse 2 at 3 Soho Road. This is the largest brand-new warehouse available in Ballarat and the only warehouse of its size that is ready for immediate occupation.”
