Spotlight have signed a five-year lease for warehouse space in Laverton North as Melbourne’s west continues to be one of the most active occupier markets in the country.
JLL’s Head of Logistics and Industrial – (Victoria), Matt Ellis, Senior Director, Matt Crofts and Executive, Tegan O’Brien negotiated the lease for 235-239 Boundary Road, Laverton North.
Mr Ellis said, “Melbourne’s west precinct has been the most active occupier market in Australia over the last decade, reflective of its desirability for tenants and improving transport infrastructure.”
According to JLL Research the precinct has accounted for 51% of gross take-up in Melbourne over the last 10-years, and 17% of national gross take-up during this period. Laverton North, take-up has been driven by the Transport Postal & Warehousing (43%) and Retail Trade (25%) sectors.
“The level of occupier activity and interest has accelerated demand for land parcels in the core of the west precinct, which has seen land values in some pockets (including in Laverton North) increase by between 25%-50% throughout the last 12 months,” Mr Ellis said.
The warehouse facility at 235-239 Boundary Road has been recently refurbished and extended and includes 13 on-grade roller doors, eight recessed docks, complete drive around access, canopy protection over loading areas, main road exposure, approximately 2,052sqm of corporate offices and staff amenities and 275 car spaces.
