The 31,777sqm land sale represents a record rate for an undeveloped industrial lot in this market and will be somewhere in the region of $500/sqm+ fully developed.

With substantial frontage to the Logan Motorway and strategically positioned in between the Wembley Road interchange and Gateway Motorway, Berrinba is proving to be one of the fastest growing and most desirable industrial markets in Brisbane.
“Industrial land remains in short supply with serviced development ready lots completely sold out in a 5km radius of this site,” Nick Evans, Director Industrial at Colliers said.

According to Colliers research, demand for South East Queensland industrial land is at record levels, underpinned by favourable occupier tailwinds and institutional groups adopting a build-to-core strategy.
“Values in Brisbane have risen 52.6% in the year to March 2022 with 1-5 hectare lots in Brisbane’s South ranging between $375-$450/sqm, up from just $275-$350/sqm a year ago,” Industrial Director of Research Luke Crawford said. “Looking ahead, continued pressure on land values is anticipated given the lack of land availability, particularly serviced land.”
