Perth – A new light industrial estate in Southern River is set to significantly boost the local economy, with the $34-million development marking the culmination of two decades of planning by the City of Gosnells.
The Southern River Business Park will be located on a site bordered by Southern River Road, Matison Street, Duckbill Loop and Furley Road.
Leading commercial agency Cygnet West has been appointed as exclusive selling agents for the four-stage project, which will ultimately comprise up to 51 lots of varying sizes and is likely to include a bulky goods and self-storage precinct, as well as warehouses and workshops.
Cygnet West Head of Industrial Agency Greg O’Meara said the business park would provide a new option for industrial land users in the Southern River, Canning Vale, Armadale, Forrestdale and Kelmscott region.
“Demand is shaping up to be very strong from trade-related businesses, while the estate will also have strong appeal for investor-developers,” Mr O’Meara said.

Located around 20 kilometres south of the Perth CBD, Southern River is among the fastest growing regions in the metropolitan area.
From 2022 to 2036, Southern River’s population is expected to nearly double, to 28,740 residents.
The City of Gosnells has been planning a light industrial estate at Southern River since the early 2000s, with a strategy of leveraging vacant land to create employment opportunities.
Mayor Terresa Lynes said the Southern River Business Park was designed to complement the fast-growing residential community in Southern River.
“This is the largest commercial project the City has undertaken,” Ms Lynes said.
“The Southern River Business Park will generate local employment opportunities for City of Gosnells residents and provide a strong economic boost for the local and wider community.
“The return on investment is expected to be significant, in terms of revenue and social benefits for the community.”
Early works will commence in the second quarter of 2023, with the first lots scheduled to be delivered in early 2024.
