More land in the Ballarat West Employment Zone (BWEZ) next to Ballarat Airport is being brought to the market following strong buyer demand in the development.
Land in Tranche 2 of the BWEZ’s Stage 2, which consists of five lots totalling 9.866 hectares but ranging in size from 9,000sq m to 4.066 hectares, is now for sale via an Expressions of Interest campaign being run by Nathan Edgar, Joel Davy and Steve Jones of Knight Frank.
The BWEZ precinct, a project being undertaken by Development Victoria, consists of 438 hectares of serviced industrial land in total.
It is strategically situated in Ballarat’s west, located within Victoria’s fast growing regional city, with excellent access to the Western Freeway, main roads, arterials, workforce and amenity.
Located next to Ballarat Airport, existing access to the BWEZ precinct is from Liberator Drive, Nettles Road, Airport Drive and Soho Road.
Tranche 1 of Stage 2 saw four lots totalling 6.991 hectares released to the market, ranging in size from 10,000sqm to 22,600sqm.
Mr Edgar said land in Tranche 2, the majority of which is right next to the airstrip of Ballarat Airport, had been released to the market off the back of strong buyer demand experienced during the sales campaign for Tranche 1.
“We have entered into the sales process with multiple parties for the land in Tranche 1, with several lots now on reserve,” he said.
“We have seen strong buyer interest, particularly from owner occupiers in the engineering and agricultural industries.
“The lots of on offer in Tranche 2 offer high exposure and visibility to the airfield of Ballarat Airport, as well as the Western Freeway.
“This will be attractive to users in the aviation industry, as well as those looking for strong transport connectivity.”
Mr Edgar said land in the BWEZ also offered industrial users the ability to conduct 24/7 operations, subject to Council approval.
“Ballarat is an expanding industrial and logistics hub, and we continue to see many businesses choosing to be locted in the city to take advantage of its location, with strong road linkages, its strong labour force and growth trajectory.
“Existing businesses in the surrounding area include Mazda, Jayco, O’Connors, Luv-a-Duck and Maxitrans.”
BWEZ is a joint initiative between the Victorian Government and the City of Ballarat to support the region’s economic growth which is delivered in a staged manner over a 20 year period.
BWEZ is being delivered by Development Victoria in collaboration with Regional Development Victoria and City of Ballarat.
It is driving economic growth in the Ballarat region, attracting new businesses, creating jobs and providing housing opportunities for the community through the development of Crown land.
