Serviced industrial allotments in Stage 1 of Logic Wodonga for sale by Nathan Edgar, Thomas Dodd and Joel Davy of Knight Frank.
An industrial estate offering fully serviced land allotments just outside of Wodonga, northeast of Melbourne, is set to be met with strong demand when a release of lots hits the market this week.
The development, Logic Wodonga, offers land lots ranging in size from 1.5 hectares to 75.46 hectares.
It is situated at the intersection of the Hume Freeway and the Murray Valley Highway, 14 kilometres west of Wodonga, 290 kilometres north of Melbourne and 580 kilometres south of Sydney.
Serviced industrial allotments in Stage 1 of Logic Wodonga are being offered for sale via an Expressions of Interest campaign run by Nathan Edgar, Thomas Dodd and Joel Davy of Knight Frank.
Mr Edgar said Logic Wodonga was in a strategic location on Australia’s premium freight corridor – the Hume Freeway, providing excellent connectivity between Melbourne, Canberra and Sydney.
“This key location results in 75 per cent of the Australian population being serviced by next day delivery,” he said.
“Significant investment in the proposed national Inland Rail and Albury Airport projects will further improve connectivity and access from Logic Wodonga to major industrial and logistics markets in Melbourne, Sydney and Brisbane.
“The project is situated in an emerging growth market. Over the next 5 to 10 years, Logic will become home to large-scale industry with access to a large pool of regional skilled labour force due to significant population growth in the area.
“Logic is set to become a destination precinct for both interstate and metropolitan occupiers, with the surrounding area already home to national occupiers such as Woolworths, SCT Logistics and Opal.
“With rental rates and land prices at an all-time high in the Sydney industrial market we expect to see groups venturing to the regions such as Wodonga to achieve greater efficiencies.”
Mr Dodd said demand for the industrial zoned land lots was expected to be strong due to the ongoing shortage of supply.
“Industrial vacancies in east coast capital cities continued to fall a further 18 per cent in the first quarter of 2023, and insatiable occupier demand is leading to a historically low vacancy rate across Victoria,” he said.
“Logic Wodonga covers an area of 567 hectares and provides the opportunity to acquire a variety of industrial zoned land lots at one of the key connection points between Melbourne, Canberra and Sydney.
“It also offers ultimate flexibility to buyers to acquire a variety of lot sizes.
“Individual allotments have been fully benched and serviced with customisable options to meet any development requirements.
“It also has versatile zoning of IN1Z and C2Z catering for a range of different uses including logistics, manufacturing, warehousing, distribution, industries and large format retailing.”
The Expressions of Interest campaign for the serviced industrial allotments closes at 3pm (AEDT) on Wednesday, August 16.
