Seven industrial freehold properties in one line coming to the market this week in Sydney’s inner west are expected to generate strong interest from a range of buyers, including occupiers, developers, land bankers and investors.
The assets at 18-28 Robert Street in Rozelle sit across nine individual lots, and have a total building area of 1,919sq m, with one warehouse on each lot, on a total site area of 2,270sq m.
The properties are tenanted by a range of automotive and retail businesses, including V&A Automotive, Robert Street Auto, Javelin Smash Repairs, We are Signs, Marine Ware and Scooter Den and John Hunter Car Repairs, with an income of $560,840 per annum.
The properties, which are zoned General Industrial, are being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Anthony Pirrottina and Demi Carigliano in conjunction with James Cowan and Trent Gallagher of Colliers.
Mr Carigliano said the properties, which are adjacent to a new Bunnings retail store and Storage King, were underpinned by upside in the form of significant development potential.
“Our analysis suggests that the property holds underlying development potential suiting a range of industrial, warehouse, logistics and related land uses to occupy,” he said.
“In the meantime there is substantial holding income for the underutilised site, if the buyer was an investor, land banker or developer.
“We also expect occupiers to be interested in the offering, with industrial property experiencing a shortage in the face of strong demand.”
Mr Cowan said the offering represented one of the largest remaining private holdings available within Sydney’s inner west.
“This is arguably one of the best land banks in the area, situated just 3.5 kilometres from the CBD,” he said.
“18-28 Robert Street is at the gateway of the wealthy Balmain peninsula benefitting from extreme exposure and immediate proximity to the Anzac Bridge.
“The elevated positioning enhances the appeal and outlook, whilst the multiple bus stops within close proximity secures an extremely high level of passing pedestrian and vehicular traffic.”
The Rozelle properties are directly opposite the White Bay precinct (White Bay Power Station) which features a master planned mixed-use development including a metro station.
Within the immediate vicinity there are national bulky goods brands including Bunnings, Storage King, Kennards Hire and Tyre Power. There are also a variety of high performing businesses such as Prestige Auto Traders, Balmain Fitness, Minter Marine, KFC Roofing and White Bay Beer Co.
The offering is also within a key infrastructure location benefitting from direct access to major transport links including Westconnex, Western Harbour Tunnel and Beaches Link and Bays Precinct Upgrade.
The Expressions of Interest campaign for the property will close at 4pm on Thursday, October 5.
