Final land lots in Frasers Property Industrial’s Premium Estate Vantage Yatala Queensland for sale by Knight Frank agents Sam Harper and David Knox in conjunction with Nick Evans and David Brisk of Colliers.
The final land lots in Frasers Property Industrial’s Premium Estate Vantage Yatala in Queensland are being taken to the market.
The available lots in the development at 60 Stapylton Jacobs Well Road total 6,477sq m, with Lot 111 being 2,051sq m, Lot 112 at 2,018sq m and Lot 113 at 2,408.
They are for sale via an Expressions of Interest campaign being run by Knight Frank agents Sam Harper and David Knox in conjunction with Nick Evans and David Brisk of Colliers.
The 65ha Vantage Yatala development, situated between Brisbane and the Gold Coast, has been designed as a next-generation industrial and logistics estate with a focus on sustainability and wellbeing.
Mr Harper from Knight Frank said rather than being a purely industrial use, the remaining blocks in the estate were designed to provide the amenity for users in Vantage Yatala.
“These sites have preliminary approval for take away food, café and retail developments. We believe there's a fantastic opportunity for a mixed-use developer to leverage the preliminary approval,” he said.
“We would anticipate interest from investors and developers, with Vantage Yatala in a great location, with proximity to plenty of customers.
“A comprehensive analysis and forecast estimates the current retail expenditure in the primary trade area at circa $400 million. This assessment underscores minimal competition, largely from service stations with limited retail offerings. The area benefits from a sizable workforce and continuous industrial expansion, driving local retail demand, expected to grow annually by $18.0 million. Anticipated infrastructure developments such as the Coomera Connector are anticipated to capitalise further growth, drawing additional expenditure from neighbouring regions.”
Mr Evans from Colliers said: “Vantage Yatala is strategically located 500 metres from the Pacific Motorway (M1) at the midpoint between Queensland’s two largest and fastest growing consumer markets and is benefitting from aggressive population growth from organic and interstate sources.
“This major transport link offers direct access to Brisbane in the north and the Gold Coast via the south – both around half an hour away - which is a key attraction for industrial and commercial occupiers,” Mr Brisk from Colliers added.
Troy Whalan, General Manager – Queensland, for Frasers Property Industrial said, “Vantage Yatala is one of our very first estates in the region to be developed under our Premium Estates concept. Since its opening in late 2022, we have welcomed several national and global customers, providing them not only with best-in-class facilities but also healthier and more sustainable work environments.”
Vantage Yatala is highly favoured by national industrial occupiers, making it one of Queensland’s premier locations and industrial estates to operate within. We're inviting a mixed-use developer to capitalise on this trend and enhance amenities for a robust and expanding workforce in the Yatala Enterprise Area. The site itself boasts elevated exposure to Stapylton Jacobs Well Road, a crucial link between the future Coomera Connector and Pacific Motorway.
The Expressions of Interest campaign for the sites in Vantage Yatala will close at 4pm, Wednesday 3rd July 2024.
