A site within Australian Tradecoast Precinct is scheduled for sale through CG Property Group agents Michael Callow and Dan Munnich, alongside Cushman and Wakefield agents Toby Hundertmark and Myles Fredericksen.
One of the last significant sites within the Australian Tradecoast Precinct is scheduled to hit the market for sale via an expressions of interest campaign in mid-July. The campaign will be managed by exclusive selling agents CG Property and Cushman and Wakefield.
Located adjacent to the Brisbane Airport on the northern side of the Australian Tradecoast Precinct, this 154,000 sqm site offers developers and occupiers a unique opportunity to establish a presence in one of the country's most tightly held industrial land markets.
The campaign will be handled by CG Property Group's managing partner Michael Callow and Director Dan Munnich, alongside Cushman and Wakefield Directors Toby Hundertmark and Myles Fredericksen.
Mr. Munnich noted that land within the Eagle Farm/Pinkenba area has been well received by the market this year, with multiple lots transacted to developers and owner-occupiers.
Mr. Callow added that the Australian Tradecoast Precinct had outperformed other regions in Southeast Queensland in terms of rental growth through 2023 and into 2024, registering approximately 35-40% growth. He highlighted recent transactions on the Northern Tradecoast, including Powerlink’s commitment to 45,000 sqm with Charter Hall in Pinkenba and the Brisbane Airport securing Australia Post to 33,000 sqm, both above $175 per sqm. Other commitments in the area include Laminex’s 30,000 sqm in Tradecoast Central and Sime Darby Motor Group consolidating three sites into 13,000 sqm in the same estate.
On the southern side of the Gateway, the Port of Brisbane is also running short on developable land, following commitments to Electrolux for 22,000 sqm and a rumoured recent commitment to another user for around 25,000 sqm.
Mr. Fredericksen stated that they expect interest from development groups as well as potential owner-occupiers who might otherwise need to consider areas further afield. Mr. Hundertmark emphasized that while other regions in Brisbane are performing well, the Tradecoast remains a hub of activity due to its proximity to key infrastructure at Brisbane Airport and Port of Brisbane.
