Knight Frank have partnered with Development Victoria to bring more than 11 hectares of serviced Industrial land in the Ballarat West Employment Zone (BWEZ) to the market.
The land consists of four lots in Tranche 1 of Stage 2 of BWEZ, ranging in size from one hectare to 4.066 hectares
They are being taken to the market by Knight Frank agents Nathan Edgar, Joel Davy and Steve Jones in partnership with Development Victoria via an Expressions of Interest campaign closing August 28
Mr Edgar said the land is in a supreme location, situated in Victoria’s largest regional city – Ballarat - and on the doorstep of the Ballarat Airport.
“The lots are strategically situated in Ballarat’s west, with excellent access to the Western Freeway, main roads, arterials, workforce and amenity.
“This location presents itself as the ideal location for occupiers to operate and grow, with existing access to the precinct from Liberator Drive, Nettles Road, Airport Drive and Soho Road, as well as access to roads currently under construction.
“The lots offer high exposure and visibility to the Western Freeway and Airfield exposure.
“Being close to the airport, the land also has proximity to capital city airports, with Sydney, Canberra, Hobart and Adelaide all within 90 minutes flying time.”
Mr Edgar said the land was located in an expanding industrial and logistics hub, with many businesses relocating to regional areas of Victoria, including Ballarat.
“There are many advantages to being located in Ballarat, including affordability, as well as strong major road linkages interstate and growth potential.
“The City of Ballarat is the largest regional city in Western Victoria and it is only continuing to grow.
“As a business location, Ballarat boasts many advantages including a large skilled and stable workforce, a strong existing manufacturing and food processing base, good access to raw materials, and sophisticated educational, research and development resources.”
Surrounding occupiers in the area include Jayco, Brandt, Mazda, Mars, O’Connors, Luv-a-Duck, Maxitrans, Laminex and Mazda.
Mr Edgar said it was expected there would be strong interest from occupiers in the BWEZ lots, with high demand but a lack of available industrial zoned land in Ballarat.
“The Ballarat area only represents 3.6% of Melbourne’s total vacant industrial stock, and only around 30 hectares of industrial zoned land is now available in Ballarat,” he said.
“We anticipate we will receive interest from national and international owner occupiers looking for a base in Victoria to create jobs and strengthen industry.”
