JLL has sold Unit 1, 5-13 Parsons Street in Rozelle for a benchmark $10,150 per sqm under the hammer.
JLL’s Murray Pettinger, Mark Silva and Noah Bernardi sold the property to an owner-occupier for $2.01 million, a massive $560,000 premium to a neighbouring unit of comparable size that sold the month prior by another agency.
JLL Director of Industrial and Logistics – NSW Leasing, Mr Pettinger said the property's location in the closest industrial estate to Sydney CBD played a key role in achieving this benchmark price.
“This modern 198sqm industrial unit was offered to market for the first time since 1996 and the team achieved a 28 per cent price premium,” said Mr Pettinger.
Mr Pettinger noted more than 50 parties registered their interest.
“Bidding from several parties pushed the price along due to a shortage of similar quality properties.”
The property is strategically located in a popular industrial complex offering a secure strata holding and features a dual-entrance warehouse and office with roller door access, plus three off-street car spaces.
“The location is only minutes to the Rozelle and Balmain retail shopping villages and New Bunnings Rozelle with direct access to major traffic routes including Victoria Road, Darling Street, City West Link and the Anzac Bridge,” said Mr Pettinger.
