The property at Lot 2, 5 Soho Road in Ballarat’s Mitchell Park is the final allotment in developer Troon Group’s BWEZ Industrial Estate.
It has permit-approval for industrial facility designed by Watson Young Architects with a total building gross floor area of 7,483sq m, including 330sq m of ground floor office space, 7,061 of warehouse space and 92sq m of storage mezzanine with forklift access. It would also have 2,488sq m of canopy, 4,936sq m of hardstand and 34 car parks.
Nathan Edgar of Knight Frank, who is marketing the site for sale, said that while there was permit-approval for an industrial facility on site, there were multiple options for end users.
“This property is the only site of its type and size in Ballarat being offered to the market in this way,” he said.

BWEZ offers fully serviced, high exposure lots, quality infrastructure and the opportunity to capitalise on access roads, rail linkages and the Ballarat Airport. BWEZ is at a strategic location within the freight network, linking Melbourne, Adelaide, Geelong and the Ports of Melbourne.
Mr Edgar said Lot 2 at 5 Soho Road had immediate access and frontage to the newly constructed Soho Road, providing excellent exposure and connectivity.
“It offers a strategic location with high exposure to the Ballarat Western Link Road for large scale industrial operations, with a high-quality main entry point into the BWEZ estate,” he said.
