An 18,725sqm freestanding industrial facility located at 80 Hartnett Drive, Seaford leased to Wensheng Glass (WS Glass) negotiated by Colliers’ James Stott and Gordon Code, in conjunction with Paul Jones and Dan Hannebery of Jones Real Estate Australia.
Colliers, in conjunction with Jones Real Estate, announce the successful negotiation of the lease of 80 Hartnett Drive, Seaford, an 18,725sqm freestanding industrial facility, to Wensheng Glass (WS Glass), a leading Chinese manufacturer and exporter of high-quality architectural glass products.
The transaction marks a significant milestone for WS Glass as it establishes its first Australian operation to meet growing market demand. The industrial facility, formerly home to Nylex Plastics, is located in the heart of Seaford's industrial precinct, 50km south of Melbourne's CBD.
The site provides WS Glass with a strategically positioned base to enhance its local supply chain and distribution capabilities. A key attraction of the property was its existing base-building infrastructure, including substantial power and gas supply, making it ideally suited for manufacturing-related operations.
Colliers National Directors James Stott and Gordon Code led the leasing campaign alongside the Jones Real Estate team of Paul Jones and Dan Hannebery. They emphasised the increasing demand for industrial assets with built-in power and gas infrastructure, particularly among manufacturers and light assembly businesses.
"There is a real shortage of facilities in the market that can accommodate high-power requirements. Through a comprehensive, Victoria-wide procurement process, we identified 80 Hartnett Drive as the only metropolitan Melbourne facility with over 3,000 amps of power available for occupancy within the next 12 months," said Colliers National Director | Industrial & Logistics, James Stott.
Gordon Code, Colliers National Director | Industrial & Logistics, continued, "The industrial leasing landscape in Melbourne's southeast is undergoing a notable shift, with manufacturers and light assembly users accounting for an increasing share of demand. Since 2021, this segment has expanded from 7.8% of total leasing activity to 35% in 2025 (YTD), outpacing more traditional warehousing users."
"With elevated enquiry levels from power-reliant occupiers and a limited supply of suitable facilities, we are seeing a significant opportunity for developers and landlords to invest in base-building upgrades to capture this evolving demand," Mr Stott added.
Paul Jones, Jones Real Estate, commented, "With a major global player such as Wensheng Glass, establishing a presence in Seaford further reinforces the strength of Melbourne's in-demand industrial sector. This lease highlights the continued appetite from international businesses for well located, high-quality industrial space with robust infrastructure."
