Bluestar Global Logistics (BGL) has officially expanded its operations with the leasing of a 9,050 sqm section of the newly constructed facility at Hazelmere Logistics Estate. This lease represents a significant milestone for Bluestar, further strengthening its nationwide network and boosting service efficiency across Western Australia. The lease was facilitated by Cushman & Wakefield in conjunction with Colliers and JLL on behalf of Barings, the owners of the facility.
The new facility at Hazelmere is designed to provide faster, greener, and more efficient logistics solutions to businesses in Perth and beyond. Built with sustainability and operational excellence in mind, the development underscores the growing demand for high-quality industrial spaces in the region.
Barings’ First Industrial Development in Western Australia
The development at Hazelmere Logistics Estate marks Barings’ first speculative industrial facility in Western Australia, following their acquisition of the site from McMahon Burnett Transport in late 2022. Barings broke ground on the $70 million facility in September 2023, with strong conviction in Perth’s industrial market.
Project Director at Barings, Stephen O’Connor, explained that the company was drawn to Perth for its strong leasing market, high migration rates, and dominant mining sector. “We’ve got some really good conviction in the Perth leasing market at the moment,” said Mr O’Connor. “This came off the back of a lot of research we’ve done, not just into the deals recently completed in Perth but also the rate of economic growth and migration into the city.”
Barings recognized the ongoing demand for industrial space driven by sectors like e-commerce, logistics, and mining.
Strong Leasing Demand and Completion of the Facility
The 15,590sqm facility, where Bluestar Global Logistics has leased 9,050sqm, reflects Barings’ commitment to speculative development in Perth. With the remaining 6,540sqm of the facility under contract, the entire development is now fully leased, marking a successful outcome for Barings’ first industrial venture in the region. This success further affirms the strength of the Perth market and the strategic foresight of Barings in choosing to develop the site without pre-commitments from tenants.
