JLL experts Harry Homan and Shaun Canniffe have been appointed to market Stage 2 and 3 of Darra Connect Estate at 2676 Ipswich Road Darra for sale.
JLL has been exclusively appointed to market Stage 2 and 3 of Darra Connect Estate – a new multi-building development prominently located at 2676 Ipswich Road in one of Brisbane’s most tightly held industrial precincts.
JLL’s Harry Homan said with construction nearing completion, the launch of Stage 2 and 3 presents a rare opportunity for industrial facilities in the 200sqm – 500sqm and 1,500sqm to 2,500sqm range, both of which are in short supply.
“Stage 1 sold out prior to practical completion, demonstrating strong demand for premium industrial facilities in this area. Darra Connect Estate continues to meet the growing appetite for high-quality industrial space for sale in Brisbane’s inner-west across a range of different sizes” he said.
“Strategically positioned in Brisbane’s inner-western industrial corridor, the estate provides excellent access and frontage to the Ipswich Motorway. Its flexible zoning accommodates a wide variety of industrial uses, making it attractive to both investors and owner-occupiers.”
Stage 2 comprises brand-new buildings ranging from 181sqm to 531sqm. Each tenancy features high-quality concrete tilt panel construction, with its own kitchenette and amenities. Several of the facilities also have high end office fitouts included. The buildings all have excellent internal clearances in the warehouse components and their own container set down areas.
Stage 3 includes brand-new buildings ranging in size from 1,130sqm to 2,520sqm. The properties include corporate-style office accommodation across multiple levels, excellent internal clearance with container-height roller door access, generous truck turning areas, and dedicated container set-down zones. The estate also offers excellent truck access through two access points onto Boundary Road and one onto Ipswich Road.
JLL’s Shaun Canniffe noted that the estate is attracting strong interest due to its high-quality construction and linkages.
“Located just 12 kilometres southwest of Brisbane’s CBD, the estate offers seamless access for logistics and distribution businesses with the Ipswich Motorway at its doorstep” he said.
“Recent infrastructure upgrades have significantly improved accessibility and are driving increased demand for quality industrial space in Brisbane’s southwest.”
All buildings in Stage 2 and 3 are finished to a high standard. Some of the features across various buildings include air-conditioned mezzanine offices, marble-look laminate kitchenettes, NBN connectivity, LED lighting, burnished reinforced concrete floors, and wall-mounted floodlights for external illumination.
“We’ve seen strong pre-sale interest thanks to limited supply of premium industrial space in this thriving and tightly held location,” Mr Canniffe said.
