Diversified Victorian developer Prime Urban Group has received permit approval for a new masterplanned business park at its 5.51-acre site in East Bendigo, which is set to bring a mix of offices, warehousing spaces and a central café offering to the tightly-held market.
The developer acquired the property at 8-16 Rohs Road in mid-2023 and plans to deliver 17 modern offices, 57 customisable warehouses suitable for broad operational requirements and two 1,100 sqm factory units through its ‘Prime Business Park Bendigo’ project.
The project will have a Gross Realisation Value of over $55 million and is the most significant new industrial development in Bendigo approved for construction this year. Approximately 100 subcontractor full-time equivalent jobs will be supported during the build and over 35 local material suppliers will be engaged.
Development Director at Prime Urban Group, Nicholas Tissot, said that the recent permit approval signalled an exciting milestone for the business as it widens its footprint in key regional markets across Victoria.

The warehouse units at Prime Business Park Bendigo are Industrial 1 Zoned (I1Z) making them suitable for the widest use cases, and available in three sizes, ranging from 123 sqm, 144 sqm and 166 sqm. Tenants also have the ability to amalgamate neighbouring units.
Warehouses will feature mezzanine levels for extra storage, motorised doors for delivery vehicle access, three-phase power, carparking on title, NBN connectivity, modern kitchenette and bathroom facilities as standard.
The 17 office spaces, which are available in several configurations, can be utilised as dual level contemporary workspaces or showroom areas. They feature modern facades designed by Archiworks ranging from 144 sqm to 371 sqm in size, while providing extra lockable space for businesses via separate 15 sqm storage rooms.
Landscaped areas feature throughout the masterplan and future tenants will benefit from easy connectivity to key arterials including Rohs Road, Strickland Road and the Midland Freeway, as well as the neighbouring rail network and recently refurbished Bendigo Airport, which is a three-minute drive from the project.
