Plans to develop a first-class industrial park on 11.2 hectares of Ballarat industrial land sold by Nathan Edgar of Knight Frank."Ballarat is a growing regional city and this opportunity to secure an exceptional parcel of land for a Sector development is perfect for our development scope,” said Sector Development Manager Thomas Patterson.
Sector Property Group has purchased 11.2 hectares of land in Ballarat, with plans to develop a first-class industrial park.
The off-market sale of the property at Heinz Road in the suburb of Delacombe was negotiated by Nathan Edgar of Knight Frank.
The acquisition was Sector's first regional purchase in its 20-year history with a success in small industrial, storage and high-tech facilities for investors and owner occupiers.
"Ballarat is a growing regional city and this opportunity to secure an exceptional parcel of land for a Sector development is perfect for our development scope,” said Sector Development Manager Thomas Patterson. (Pictured below)
"The prime site in Heinz Road aligns with Sector’s key fundamentals; fundamentals that have contributed to our strong reputation and authority within the industry.
“It ticks all the boxes for what Sector looks for in its acquisitions. It is an ideal location, being close to Ballarat’s growing residential areas and commercial hubs, and is in close proximity to freeways and transport links, and is in the hub of huge demand in the market for industrial opportunities.
"Ballarat is a booming regional city and it makes sense for Sector to look outside Melbourne to deliver its tailored industrial solutions to other key markets.”

Sector is an award-winning developer in the industrial market which has seen enormous growth as an asset class for investors and owner occupiers alike given its returns and affordability.
It's been a big year for Sector Property Group with the launch of seven new projects, with over $500 million of value in its pipeline, with Ballarat the latest addition.
Mr Edgar said the purchase of the Heinz Road property was evidence of the growth and strong demand for industrial land in regional Victoria.
“The appetite for Industrial land has never been stronger and the lack availability is continuing to restrict the market,” he said.
“Within Ballarat, Delacombe is the centre of industrial activity, being the city’s second largest industrial precinct and with plenty of vacant land on which to build – for now.
“We expect the land supply to significantly reduce over the coming year.
“Regional cities have grown in popularity since COVID, and as more people have moved to these areas the demand for industrial land has also risen.
“We are excited for what is to come from this great acquisition by Sector as we know the product will be highly sought after by occupiers.”
Mr Edgar said the Heinz Road site was attractive for an industrial investment, being ideally located close to key arterials and retail and services such as Reece Plumbing, Bunnings, Ballarat City Centre and the Ballarat Base Hospital.
“There are also several major infrastructure projects scheduled for completion within the upcoming five to 10 years in the locality, such as the Western Highway upgrade, the Ballarat Base Hospital redevelopment and expansion, and the Ballarat Link Project, which will link the Western, Glenelg and Midland Highways.”
