Colliers' Anthony Ongarello, Ned Walmsley and Charlie Woodley received over 70 enquiries for a prime Melbourne industrial property. 36-40 Strzelecki Avenue Sunshine West sold to leading national transport business Hicks Transport Group for $7,250,000.
Colliers' Anthony Ongarello, Ned Walmsley and Charlie Woodley received over 70 enquiries for a prime industrial property located on 36-40 Strzelecki Avenue, Sunshine West before it was secured by leading national transport business Hicks Transport Group for $7,250,000.
Anthony Ongarello said the buyer, who will be increasing the footprint of their Melbourne depot, was attracted to the prime location and the site's layout, with low site coverage of just 15% of the total 6,301sqm land area.
"The property is designed for transport and logistics businesses, featuring 442sqm awning of loading area and a weighbridge. The strategic location within Sunshine West, which is considered to be the centre of Melbourne's western industrial market and proximity to key transport links were also attractive drawcards," said Mr Ongarello.
Strategically located in Melbourne's West, the property benefits from easy access to the Western Ring Road, West Gate and Princes Freeways within the Proximity Industrial Estate, just 12km from Melbourne's CBD, in an already well-established industrial precinct with a range of available amenities.
"Melbourne's western industrial market has had a strong start to the year, and demand for quality industrial assets in strategic locations keeps attracting a high number of enquiries," said Mr Walmsley.
"With consumption of industrial land being high, it is only natural that building supply will continue to be exceeded by demand. While existing building vacancy has been held at sub -3% for almost five years, we are expected to see strong results for quality assets," Mr Walmsley concluded.
