An industrial development opportunity on the New South Wales South Coast, in the tightly-held City of Shoalhaven, is for sale.
The property, consisting of a 14.1 hectare site at 167-175 The Links Road in Nowra Hill, known as The Links Estate, is considered to be one of New South Wales’ largest industrial sites.
Zoned IN1 General Industrial, it has a subdivision concept plan in place demonstrating the opportunity for up to 23 lots ranging from 1,000sq m to 13,000sq m in size, subject to council approval.
The property will be sold via an Expressions of Interest campaign run by Andrew Blake, Ben Churven and Demi Carigliano of Knight Frank on behalf of the vendor.
Price expectations for the property are $17 million.
Mr Blake said the site’s size, spanning an impressive 14.1 hectares, would appeal to occupiers, investors and developers.

The latest Knight Frank Australian Industrial Review Q1 2023 found industrial vacancy in the East Coast capital cities fell by 18% over Q1 2023 to a new record low of 444,681sq m.
Sydney was the tightest market with just 10% of the remaining available space, equating to 43,759sq m, compared to 174,330sq m in Melbourne and 226,592sq m in Brisbane.
Increasing pressure on land use in Sydney has been driven by the boom in eCommerce, the rapid growth of the innovation and technology sector, robust import expansion, and the need for access to both infrastructure and a skilled workforce.
Industrial occupants and tenants are increasingly relocating to regional areas of NSW in search of space, creating a shift in economic opportunities across the state.
Mr Churven said the Nowra Hill property benefitted from excellent road connectivity in all directions.
“With three street frontages it also has direct access to the future Nowra Bypass adjoining the southern side of the site,” he said.
“It also is also directly across from the established Flinders Industrial Estate at South Nowra.
The Links Road site is a level site with minimal civil works to be completed for subdivision or headquarters.
The Expressions of Interest campaign for the property will close at 4pm on Tuesday, July 20.
