The Hunter Region is Australia’s largest regional economy, boasting sophisticated infrastructure and international gateways, including an airport and deep-sea port according to Tim Woolf, National Director | Industrial & Logistics Newcastle.
The Hunter Region is Australia’s largest regional economy, boasting sophisticated infrastructure and international gateways, including an airport and deep-sea port.
The Hunter has positioned itself strongly as a world-class regional centre with a quality lifestyle for its population. Due to the availability of prime industrial & logistics assets, readily accessible land, and its strategic location, the region's appeal is continuing to increase.
This has led to growing interest from businesses and investors in the industrial & logistics space, particularly those along the eastern seaboard.
The Hunter’s location on Australia’s eastern seaboard, skilled workforce and proximity to major markets, gives the region a competitive advantage. “We have identified through sale and leasing transactions a notable increase in interest from investors, and occupiers looking to expand beyond major cities like Sydney, Melbourne and Brisbane.” Mentioned Tim Woolf, National Director | Industrial & Logistics Newcastle.
We have seen a year on year increase of enquiry from non-local participants, of approximately 10% with also continued strong growth from local businesses.
The rising demand for The Hunter Region is further driven by its affordability not only for businesses but importantly for their employees, compared to larger metropolitan cities.
With a strong diversified economy, including industries like coal, manufacturing, health, education and defence The Hunter region offers businesses and investors stability and resilience.
Along with its affordability, diverse economy, and strategic location, the increasing demand in the industrial & logistics sector can also be attributed to the positive effects of infrastructure development impacting The Hunter Region.
“The completion of the NorthConnex tunnel has significantly improved connectivity between Melbourne and Brisbane, and evidently Sydney and Newcastle” Mentioned Mr Woolf.
Newcastle is strategically positioned now as the midway point between this major road and transport/freight route from Melbourne to Brisbane, appealing further to companies looking to relocate or open an additional business in The Hunter Region. The relocation piece has cost savings but also reduces travel time and enhances logistics efficiency.
Despite the rise in demand due to new entrants, it is clear that local investors and businesses continue to show strong interest in the region. “Major infrastructure upgrades such as the Newcastle Cross City Bypass project, aims to ease traffic congestion and improve transport links within Newcastle, making it more attractive for those businesses already operating in the region and looking to stay.” Said Mr Woolf.
The extension to Raymond Terrace on the M1 Pacific Motorway will improve transport efficiencies and further increase demand for The Hunter Region as it will reduce travel times and improve access to the region, benefitting transport and distribution networks.
“In addition to road improvements, the upgrade of the Newcastle Airport is expected to boost the local economy and positively attract further freight logistics businesses and investment for the region.” Said Mr Woolf.
The new terminal is under construction and due for completion in 2025, which once completed will provide international passenger and freight capability.
