JLL Metropolitan Sales and Investments brokers Sam Richards and Tim Jones have sold 25 Parkview Street, Milton, for $3.085 million + GST.
The property, most notable for its dual container-height roller-door access – which allows complete drive-around capabilities – includes 519sqm of office/warehouse improvements on an 811sqm Low Impact Industry zoned site.
It sits one street back from Suncorp Stadium, within walking distance of lifestyle amenities including cafes, restaurants, bars and convenience retail on Given Terrace and Caxton
Mr Richards said: “The campaign drew wide-ranging interest, with five offers submitted on close from part- and full-building owner occupiers, as well as value-add investor groups attracted to the blank canvas nature of the offering.
“The building rate of $5944 per square metre is a benchmark result for an asset of this nature, underscoring the true rarity of the offering, given the severe lack of available properties offering dual container-height roller-door access with this proximity to the CBD.”
The property has been owned and occupied for more than 20 years by party and marquee hire and catering business Bob’s Hire, with owner Kevin Kinsella planning for his imminent retirement.
The buyer was David Mullins Automotive, which has already called Milton home for close to 12 years.
Owner David Mullins said the property offered opportunities not available in its current site in nearby Heussler Terrace.
“Making the decision to move was always going to entail finding a property that would suit our very specific requirements,” he said.
“There are so few properties like this in the immediate precinct, but given we have a very strong presence in the local area, we didn’t want to cause any headaches for our staff or clients with a major relocation.
“The property also provides value-add strategies in the sense we could extend the showroom/office mezzanine component out and add an extra 250sqm of building area and potentially split the property down the middle, allowing for a part occupier.”
