Bidding started at $15 million with six registered parties competing for the 18.73-hectare property, selling 27 per cent above reserve price, through the Colliers team of Thomas Mosca and Nick Estephen.
A key parcel of land situated in the Aerotropolis Core precinct has sold at highly competitive auction for $23 million, which was 27% above its set reserve price.
The major 18.73-hectare site at 42 Derwent Road in Bradfield, currently an existing landscape supply and composting business, drew six bidders and is one of the largest transactions to occur in the region.
The Colliers team of Thomas Mosca and Nick Estephen sold the property on behalf of a private vendor.
“With access to transportation hubs, liveability aspects, new planning controls and surrounded by Government expenditure, it’s not surprise to see the incredible interest in the property and as a result, a fantastic result achieved at auction,” Mr Estephen said.
“Bradfield is a new suburb that will accompany the Western Sydney Aerotropolis, with exciting growth prospects for property.
"Enterprise zoning which allows for strategic Light Industry, Enterprise or Commercial Development is set transform the site and it’s clear from the number of bidders there is incredible pent-up demand for property in the region,” Mr Mosca added.
Bidding started at $15 million before rising up in $1 million increments until hitting $22 million.
A $1.5 billion package to kickstart Bradfield City was announced by the government, with a significant portion of that committed to laying the foundations for roads, sewage, water and electricity networks.
As the Aerotropolis Core evolves into a central hub for Enterprise, Business, and Light Industry, the 2026 inauguration of the airport is anticipated to catapult the region into a significant economic nucleus.
The forecasts for growth in this area are substantial, with predictions indicating that the Western Sydney Aerotropolis will become a cornerstone for job creation and economic activity in the region.
