The first stage of Essendon Fields’ fast growing light industrial Hart Precinct reached another milestone last week, breaking ground on a major new headquarters for Autex Acoustics, encompassing production, warehousing, and administrative functions.
The first stage of Essendon Fields’ fast growing light industrial Hart Precinct reached another milestone last week, breaking ground on a major new headquarters for Autex Acoustics, encompassing production, warehousing, and administrative functions.
The new 10,600 sqm development occupies a total site area of 22,191 sqm on the recently completed extension of Global Avenue, with appointed delivery partners FDC Construction and P1 Project Management targeting completion in Q2, 2025. The project was designed by JMA Architects, with the CBRE Industrial team facilitating the transaction.
The transaction was negotiated by CBRE agents Joe Brzezek & Daniel Eramo.
Joe Brzezek said,”Autex Acoustics selected Essendon Fields for its strategic location, offering close proximity to Melbourne's CBD and direct access to major arterial roads, thereby optimising supply chain routes across metropolitan Melbourne.
The Airport precinct continues to outperform core industrial precincts due to its unique advantages for occupiers. All pre-lease transactions in Melbourne's North during 2024 have occurred within the airport precinct, totalling 33,760 square meters of lease absorption added Daniel Eramo.
The project is the third new development in the Hart Precinct in the last 12 months, Melbourne’s only greenfield light industrial estate within 15 minutes of the CBD. A 20,000 sqm facility for Modscape recently opened, with a speculatively built 5,600 sqm facility due for completion in October 2024.
The new development for Autex Acoustics Australia will be located at 121-131 Global Avenue and will serve as a hub for the production of design-driven, carbon-neutral products that enhance the interior acoustic outcomes of buildings, particularly in walls and ceilings, alongside environmentally friendly polyester insulation. The new facility will bring together their Victorian operations under one roof, supporting the future growth of the business and creating an elevated new showroom and office space.
