A Rocklea industrial investment has sold under the hammer for $3.352 million.
Located at 17 Sherwood Road, the 6,744 sqm property comprises 1,819 sqm of office/warehouse building plus mezzanines, with a new five-year lease to National Fleet Tyres.
The property was marketed by RWC Gateway agents Ben Sands, Peter Laoudikos and AJ Calvet.
Mr Sands said while the property had previously been on the market with another agency, they had not been able to generate a result.
“The previous owner bought the property in 1986 and has held it as an investment the entire time,” he said.
“We received more than 100 enquiries throughout the campaign and completed extensive canvassing of the suburb.
"This resulted in eight registered bidders on auction day, with two local owners battling it out until the end.
“The winning bid went to a local investor who we found while making canvassing calls.”
Mr Sands said buyers were mostly interested in the low site coverage, and it being a low-maintenance investment with a new five-year lease to a long-term tenant.
