A chance to secure one of the last large-scale industrial sites in Canberra’s tightly held Mitchell 35-43 Vicars Street for sale through Tim Mutton, JLL Managing Director and Head of Capital Markets – ACT, alongside Associate Director, Mitch Frail.
Following the recent record-setting sale of industrial land in Mitchell, a second rare opportunity has emerged in this tightly held Canberra suburb.
The sale of 47 Sandford Street set a new benchmark, underscoring the increasing demand for industrial properties in the area.
Discussing the recent sale at 47 Sandford Street Mitchell, its scarcity and prominent prominent 70-metre street frontage were key drivers of its appeal, according to Tim Mutton, JLL Managing Director and Head of Capital Markets – ACT, who led the sale alongside Associate Director, Mitch Frail. The property sold at auction for $5.9 million after drawing 22 bids — a record for the suburb, indicative of high demand and limited availability of industrial land in the area.
“Mitchell is experiencing significant interest from developers and owner-occupiers alike, driven by its strategic location servicing Canberra’s fastest-growing residential corridors,” Mr Mutton said.
The successful bid was made by a private buyer, with the 5,719sqm site achieving a price of $1,031per sqm.
Mr Frail said the new owner had been searching for a suitable property in Mitchell for some time.
“After failing to find an existing building that met their needs, they decided to look for land to develop instead. The flat, rectangular block at 47 Sandford Street was an ideal fit.”
With industrial land availability in Mitchell at an all-time low, another rare opportunity has now come to market with 35-43 Vicars Street, Mitchell – a substantial 17,048sqm landholding – available for sale via an Expressions of Interest campaign.
“Zoned IZ1 General Industry, the site offers versatility for a wide range of industrial and commercial uses, making it an attractive prospect for businesses looking to establish or expand operations in Canberra’s key industrial hub,” Mr Frail said.
“With Gungahlin just five kilometres away and the CBD within 20 kilometres, Mitchell offers industrial operators the ideal base to capitalise on infrastructure investments and the increasing demand for warehousing, logistics, and trade services in the region.
“35-43 Vicars Street is one of the last large-scale development opportunities in this high-demand precinct. This rare, high-value site presents a premium opportunity for developers and investors looking to secure a foothold in premium location,” he said.
Expressions of Interest for 35-43 Vicars Street, Mitchell are invited until 5pm (AEDT) on Thursday, 13 March 2025. For more information, please contact the exclusive selling agents.
