A sizeable industrial facility south of Perth has been sold to an international owner-occupier for nearly $12 million in an off-market deal negotiated by Colm McHugh LJ Hooker Commercial Perth.
An international owner-occupier specialising in water management has pounced on a large industrial facility in the Perth suburb of Henderson, purchasing the property for $11.97 million in an off-market deal.
The site at 43 Sparks Road comprises a land area of approximately 3.5293 hectares and a building area of 8,510 square metres, and features a main office (1,420 square metres), warehouse office (490 square metres), warehouse (4,225 square metres), canopy (1,040 square metres), rear-insulated panel extensions (570 square metres), dangerous goods shed (360 square metres), and wash shed (405 square metres).

"Upon sitting down with the buyer and understanding their business and their requirement for a large industrial facility we were able to contact the seller off-market and put both parties together," he said.
"Both buyer and seller were very happy with the outcome."
According to LJ Hooker Commercial Perth, the buyer develops, manufactures and markets an extensive range of products for water management, while also providing solutions to global challenges, such as protecting water sources, purifying wastewater and preventing flooding.
The property was sold with vacant possession.
