Brookfield Properties has secured development approval for its first Victorian logistics estate, at 60 and 130 Greenhills Road Pakenham, Cardinia Logistics Estate.
Global real estate developer and manager Brookfield Properties has secured development approval for its first Victorian logistics estate.
Located at 60 and 130 Greenhills Road in Pakenham, Cardinia Logistics Estate will provide more than 185,000 square metres of space over two sites in Melbourne’s tightly-held south-east. The estate is owned by Brookfield Asset Management.
The approval follows the completion of the 12.6-hectare Connect Central Sydney Logistics Estate in Villawood, New South Wales, which was jointly delivered by Brookfield Properties and Time & Place Brookfield Properties has secured leasing commitments over the majority of the estate, with more than 90% leased or under advanced negotiation.
Tenants joining the Villawood estate include Kerry Logistics, Honest to Goodness, Scope Joinery, Ricky Richards, FJT Logistics, Seima and Euro Car Parts.
Cardinia Logistics Estate will offer over 180,000 sqm of super prime, secure, accessible and scalable last-mile facilities with warehousing ranging from 1,500 square metres to around 20,000 square metres, as well as warehouse clearance heights of 13.7 metres. Early groundworks are complete with Texco Constructions commencing construction of Stage 1 (50, 000 sqm) this month.
The total development at Cardinia Logisitcs Estate will comprise 32 warehouses with areas ranging from 1,500 square metres up to 20,000 square metres, targeting small and medium-sized businesses seeking scalable last-mile storage, warehousing & manufacturing facilities.
“Cardinia Logistics Estate is a rare opportunity for tenants to secure scalable space within a prime institutional-grade logistics hub in one of Melbourne’s most sought-after industrial precincts,” said Will Green, Senior Vice President, Developments, Brookfield Properties.
“Pakenham remains tightly held and has experienced rapid growth on the back of major infrastructure projects, with scarce opportunity in infill markets like the cities of Monash, Dandenong, and Casey.”.
With an extensive 630-metre frontage to Greenhills Road, Cardinia Logistics Estate offers unrivalled connectivity with easy access to the Princes Freeway (M1) via Koo Wee Rup and McGregor Roads. Upcoming major infrastructure projects including Melbourne’s North-East Link, the Dandenong South Inland Port, the Monash Freeway Upgrade, and the Suburban Rail Loop (SRL) are tipped to further enhance connectivity.
Development opportunities in Pakenham remain limited with most neighbouring land zoned for Non-Employment Urban Growth.
Sustainability will be at the core of Cardinia Logistics Estate, complete with solar PV arrays, LED lighting, water efficient fixtures, rainwater harvesting, and native vegetation with drip irrigation systems. It also boasts 13.7-metre warehouse clearance, super-awnings and facilities accommodating up to 36-metre hardstands.
The estate’s first warehouses will be available to occupy from late 2025, with an exclusive leasing campaign to be held through Lachlan Ferguson & Ned Murphy from JLL and Gordon Code & James Stott from Colliers.
Brookfield Asset Management has a strong pedigree when it comes to logistics. Its global portfolio has more than US$24 billion in assets under management with 6.9 million sqm of operating space and 8.4 million sqm under development across 553 warehouses in the US, Canada, Europe, Brazil, the Middle East, Korea, Australia and China.
Since 2021, Brookfield has successfully expanded its Australian real estate portfolio into logistics as part of a broader push into alternative sectors. Logistics benefits from strong market fundamentals, including the robust growth of e-commerce, medium-term rental growth and the scarcity of last-mile facilities in key locations on the eastern seaboard.
