Investors and developers are expected to circle a 20,983sqm industrial site for sale, built up by a family-owned business over the course of 45 years near Liverpool, in Sydney’s south-west. CBRE’s Keegan Ridings and Andrew Sukkar and Osman Omar from Industrial Zone Real Estate have been appointed to handle the sales campaign on behalf of Airfoil.
Ventilation product manufacturer Airfoil set up its base in Chipping Norton in 1976 and currently owns and occupies four titles at 119-131 Newbridge Road.
With Airfoil on the move to a larger location, the site hits the market with significant redevelopment potential through IN3 – Heavy Industrial zoning, and is expected to fetch more than $25 million.
It is directly opposite Mirvac’s new Georges Cove and Moorebank Marina developments on the banks of the Georges River, major urban renewal projects within the Liverpool City Council area.
Existing warehousing occupies approximately 10,000sqm of the site, which is offered for sale with a short-term leaseback.
CBRE’s Keegan Ridings and Andrew Sukkar and Osman Omar from Industrial Zone Real Estate have been appointed to handle the sales campaign on behalf of Airfoil.
“An industrial development opportunity of this scale is a rarity in Sydney’s inner south-west, a highly sought-after area,” Mr Ridings said.
“This is a large, well-connected site with considerable potential and we’re expecting significant investor and developer interest to reflect that.
“This stretch of Newbridge Road is traversed by 45,000 cars each day, and will be transformed by the Georges Cove and Moorebank Marina projects in the years ahead.”
The parcel offers 120m of frontage on Newbridge Road, additional frontage on Pat Devlin Close and easy access to the M5 Motorway and Hume Highway.
Liverpool will also be the home to Sydney’s second international airport at Badgerys Creek, which is due to open in 2026.
“Developments such as the new Western Sydney International Airport underline Liverpool’s growth and standing as Sydney’s third CBD,” Mr Omar added.
