Available as a portfolio or individually, ‘The Blackoak Book’ comprises four assets, offering a geographically diverse, long WALE portfolio in a market that arguably present the highest barrier to entry of any industrial sector in the country.
Nick Goodridge, JLL’s WA Head of Logistics & Industrial said that the synchronization of the booming and resilient local economy, exploding demand metrics from multiple occupier sectors and a clear appetite for core and value-add industrial opportunities in WA has created a very attractive investment landscape.
“Strong eCommerce growth and a resurgence in manufacturing activity has led to increased take-up of industrial and logistics space in WA, with gross take up in 2Q21 representing the strongest quarterly figure recorded historically by JLL,” Mr Goodridge said.
Tony Iuliano, JLL’s Head of Logistics & Industrial Capital Markets – Australia noted the uniqueness of portfolio offerings in the WA industrial market, and the attractiveness of multi asset offerings providing diversity across geographies and the ability to unlock embedded future value and liquidity.
“Our recent experience with the record-breaking ‘Perfect Pair’ portfolio in South Guildford demonstrates that multiple major groups are mandated to seek WA industrial opportunities across both core and add strategies,” he said.
“Over the past 3 years we have seen the rise of portfolio transactions, totalling almost $10 billion of transactions, with the average portfolio deal size sitting at around $300 million. The increased demand in Logistics has driven capital to invest in WA.
“By acquiring these portfolios it provides immediate scale, geographic diversification, a greater tenant customer base as well as an instant impact in locations which helps portfolio weightings,” said Mr Iuliano.
