Bobby Suminoski of Four Walls Commercial is marketing a massive quarry for sale located in Orange New South Wales.
Developers and quarry operators have a rare opportunity to purchase this impressive site positioned in one of New South Wales’ fastest growing towns.
Located at 308-310 Icely Road, Orange, this substantial elevated site of approximately 31.7 hectares is only five minutes to the town centre and adjacent to the Mitchell Highway.
Four Walls Commercial’s Bobby Suminoski is selling the property via an Expressions of Interest campaign.
With existing usage consent as a quarry, the site features numerous construction materials and has been operating for more than 25 years.
Mostly comprised of blue metal volcanic rock, the operations have included concrete and sealing aggregates, larger boulder rock, rail ballast and RMS road building materials. Water resources include two damns on site of which one is spring fed with a 90,000 megalitre capacity (approx).
Mr Suminoski said the property offered enormous potential to a range of buyers.
“It could continue as an extractive site with existing consents allowing for the removal of 100,000 tonnes of material from the site each year. Gross revenues could be well over $2,000,000 per annum. Other than the continued use as a quarry to supply the many new developments and infrastructure projects planned in the region, the offering also lends itself to future redevelopment or alternative uses including farming, accommodation facilities and rural subdivision, subject to council approval,” he said.
Mr Suminoski said Orange is positioned in the Central Tablelands of NSW and is about 255 kms west of Sydney. It is a thriving regional centre, commercial and cultural hub with highly-regarded educational and health facilities.
“The region contains diversified health services provision and one of the largest regional hospitals in New South Wales which is affiliated with the University of Sydney. The hospital is also used for teaching students from Charles Sturt University, University of Newcastle and University of Wollongong. Health Care and Social Assistance is the largest sector in the region employing 17.5% of the workplace.
“Orange’s economy is diverse and growing with many major employers and key sectors driving its growth.
“The mining sector plays a vital role and represents nearly a quarter of the entire economy in the region. The rest is made up of healthcare, public administration, manufacturing, education and training.
“With the significant growth, Orange has and is continuing to experience strong demand and need for residential housing. The rezoning of land as identified by Orange Council in their Regional Settlement Strategy is a key indicator that the area is poised for major growth,” he said.
Orange also benefits from major developments in the area which include the $19 million expansion of Orange Airport, the new $290 million hospital, a $110 million dental school and student accommodation plus the $17 million bypass to complete the northern distribution of the city.
