Sector Property Group has brought forward the release of Stage Two of its Heinz Road, Delacombe industrial development in Ballarat given the strong sales results from an off-market campaign.
The 11.2-hectare Heinz Road site is titled HQ Ballarat and is part of Sector Property Group’s HQ series.
Sector released Stage One with 12 lots to its registered customers, and seven sites sold within days of the offer.
The Stage Two release, which consists of 19 lots ranging in size from 750sq m to 2,745sq m, will be taken to the market via an Expressions of Interest campaign run by Knight Frank agents Nathan Edgar and Thomas Dodd in conjunction with James Lawson and Lauchlan Waddell of Colliers.
Each parcel of land, which is zoned Industrial 1, has NBN, water and power services.
The site is well located with Bunnings, Ballarat CBD, Ballarat Base Hospital and Ballarat Station close by.
“Ballarat is fast becoming a strong option for both industrial investors and occupiers who value the solid infrastructure and access to services,” said Sector’s Transactions Manager, Simon Spicer.
“Given the appetite for the sites we have decided to bring forward the release of Stage Two and offer them to the market,” added Sector’s Development Manager, Thomas Patterson.
Knight Frank’s Nathan Edgar brokered the Heinz Road sale, sharing with The Industrialist that “demand for industrial land has never been stronger”.
“Given the location and lack of supply it’s no surprise that we have seen savvy investors from both Melbourne and Ballarat keen to buy more than one lot in HQ Ballarat,” he said.
As with many of Sector Property Group’s projects, many buyers have taken advantage of the opportunity and purchased multiple lots.
Demand for industrial land in Victoria’s regions has never been stronger. While parcels of industrial land are growing increasingly scarce close to Melbourne, companies are looking at regional locations for their business’s needs.
“Ballarat is a booming regional city and Sector is on the forefront of developing outside Melbourne to deliver our tailored industrial solutions to other key markets,” said Patterson.
Ballarat, with a population of about 73,000, is Victoria’s second biggest town after Geelong.
