The GPT Group has launched its latest prime industrial estate, Apex Business Park, and with the cutting edge facilities now available for pre-commit leases.
The speculative logistics development comprises 15.5 hectares of prime logistics and warehouse space, all ideally positioned in the growing western corridor between Brisbane and Ipswich. With unrivalled connectivity to major arterial roads and superior environmental sustainability features incorporated in the development, everything is in place for tenant success.
GPT’s Head of Development, Logistics, Darren Hunt said: “We continue to see robust demand from tenants looking for high quality warehouses as they invest in their supply chains and drive greater efficiency. GPT has a strong logistics presence in Brisbane’s south, and with low vacancy and tight supply in the market, we are pleased to be delivering Apex Business Park and offering tenants premium warehouses with the flexibility to suit their space requirements.”
Stages 1 and 2 have received combined DA approval and construction has is now underway, with the first warehouse available for lease in July 2023. Pre-lease opportunities are available from 4,000 sqm to 25,000 sqm.
Ipswich is Queensland’s fastest growing city, and this location is ideal for meeting the needs of the growing population, while also sitting outside of historical flood areas. Citiswich Industrial Estate is also adjacent to the site.
GPT is a long-term owner and developer of premium logistics facilities, and will maintain management of the estate as they continue to build their national logistics portfolio, giving tenants the confidence to build upon their supply chain and brand with a trusted landlord.
Savills agent, Callum Stenson said that with a general vacancy rate in the western suburbs of 1.34%, which equates to only 43,400sqm, the addition of a top quality speculatively build prime warehouse will be well received by the tenant market.
“There is no doubt that this nature of warehouse is needed within the precinct, and we will see tenant demand increasing as the project reaches practical completion date in early July.”
CBREs Peter Turnbull said the site is fortunately positioned on the flood-free side of Citiswich Industrial Estate, which has been servicing the increasing population in the Ipswich community.
“With vacancy decreasing in the larger scale warehouses throughout Brisbane’s western corridor, the practical completion of this first warehouse is needed,” said David Browne of Savills.
The first facility was completed in May 2022, a 12,450 sqm warehouse that is fully leased to SAAB. The next facility is under construction, targeting practical completion in July 2023.
Only a 10-minute drive from Wacol, Apex Business Park offers an alternative high-quality logistics location well-positioned to capitalise on the population growth of the Ipswich area. This established precinct offers an array of amenities including gyms, cafes, a pharmacy and fast food outlets, said CBRE’s Jack Hardy.
