Golden Square, known as the Golden Portfolio, includes 94,079sqm of land and approximately 4,783sqm of buildings, consisting of four factory/warehouse facilities spread across six titles for sale by Knight Frank agents Nathan Edgar, Andrew Gallucci, Scott Braithwaite and Michael Satterley.
An industrial offering in the regional Victorian city of Bendigo is expected to attract the interest of owner-occupiers, investors and developers as its hits the market this week.
The opportunity at Coonooer Street and Ham Street in Golden Square, known as the Golden Portfolio, includes 94,079sq m of land and approximately 4,783sq m of buildings, consisting of four factory/warehouse facilities spread across six titles.
The offering, situated approximately 140 kilometres northwest of Melbourne and four kilometres east of Bendigo’s CBD, is being offered for sale with a leaseback to QME Engineering for an initial term of two years, with a net rental income of $1.2 million.
It is being marketed for sale via an Expressions of Interest campaign by Knight Frank agents Nathan Edgar, Andrew Gallucci, Scott Braithwaite and Michael Satterley.
Mr Edgar said industrial property was sought after in Bendigo, with manufacturing being the city’s largest industry in terms of economic contribution.
“This Golden Square property, which is zoned a mixture of Industrial 1 and 3, is suitable for an owner-occupier, investor or developer,” he said.
“The property has a very low site coverage with substantial crushed rock hardstand area that also offers an excellent opportunity for potential development.
“The fact that is on multiple titles also provides scope for a number of options on the site.”
Mr Braithwaite said: “There has also been significant infrastructure invested in the facility.
“For investors, there is a secure income for at least two years with the possibility for longer with the existing tenant or future tenants.”
Mr Gallucci said the property was located in a highly sought-after area of Bendigo, only five minutes from the regional city’s CBD and with direct access on and off the Calder Freeway.
“It is situated on the eastern side of Bendigo providing better access to Melbourne than other industrial locations in the city,” he said.
“Golden Square’s proximity to key infrastructure, such as the Calder Freeway and the Bendigo Railway Station, enhances its appeal to businesses seeking efficient connectivity to Melbourne and other major cities.
“This accessibility to markets, combined with a skilled and growing workforce, has contributed to the suburb’s impressive performance in the industrial property sector.”
Golden Square is well serviced by public transport, with bus routes and the Bendigo railway station located nearby.
The Expressions of Interest campaign for the property closes at 3pm (AEST) on Thursday, June 29, 2023.
