Penguin Random House commits to 10-year lease on a 38,225 square metre facility at Rubix Connect estate, marking south east Melbourne’s largest deal since 2012.
Frasers Property Industrial has confirmed four new deals totaling 68,586 square metres across Melbourne, as demand for its high-quality facilities and leading estates continue to build momentum. The new leases take Rubix Connect estate in Dandenong South to 72 per cent committed and Canvas West estate in Melbourne’s west to 89 per cent.
Renowned book publisher and distributor Penguin Random House has pre-committed to a 10-year lease agreement for a 38,225 square metre purpose-built facility at Rubix Connect for their distributor United Book Distributors (UBD), which is due for completion in 2025. The pre-commitment is the largest by size transacted in Melbourne’s south east since 2012 [1]. Designed to double the capacity of the company’s operations and distribution of books, the facility will incorporate state-of-the-art ‘goods to person’ automation and will benefit from a 40-metre hardstand, a 14.6-metre ridge height clearance, 12 recessed loading docks and nine on-grade roller shutter doors. This deal was brokered by David Black from Salinger DC&W.
Also at Rubix Connect, one of the largest and fastest growing global trading companies based in Melbourne has committed to a 11,425 square metre storage and distribution facility for seven years. The facility will benefit from a 20-metre awning, a 13.7-metre ridge height clearance, four recessed loading docks and four on-grade roller shutter doors.
Both customers will join other well-known brands including Freedom Furniture, Visy and Décor Corporation at the 41.3 hectare estate.

At Canvas West in Tarneit, a leading global manufacturer and supplier of building products has committed to a five-year lease of a 6,850 square metre distribution centre. Construction of the built-to-suit facility by appointed builder Texco is already underway and is expected to reach completion in early 2024. The warehouse will include two recessed loading docks, a 20-metre awning, a 14.6-metre ridge height, 12.2-metre springing height and 9-tonne post-load, to help support the company’s growth in Australia.
They will join National Tiles, Komastu Australia, Silk Contract Logistics and Shaw Performance Fabrics at the 42.3-hectare masterplanned Canvas West estate.
Additionally, Navia Freight – a fully integrated freight and logistics company – has committed to a 10-year lease for an existing 12,086 square metre facility at 28-32 Sky Road East, Melbourne Airport, which is owned by Frasers Logistics & Commercial Trust.
The new facilities at both Canvas West and Rubix Connect are both targeting a 5 Star Green Star Design & As-Built v1.3 rating from the Green Building Council of Australia. They will incorporate solar panels, rainwater harvesting, LED lighting, and landscaped outdoor areas.
