The eight-unit complex at 2676 Ipswich Rd Darra industrial estate sold by Harry Homan and Shaun Canniffe of JLL in partnership with Bas Woelders of Timeless Property Investments.
Trade-based businesses and self-managed super funds have claimed Stage 1 of a new Darra industrial estate that sold out off the plan.
The eight-unit complex at 2676 Ipswich Rd drew more than 350 inquiries in a competitive Expressions of Interest Campaign.
The strong interest resulted in rates of between $4200/sqm and $4500/sqm, setting a new record for the area and cementing Darra as a premier industrial market.
Harry Homan, JLL Director, Industrial – Queensland, brokered the deal with Shaun Canniffe, Head of Industrial Queensland, in partnership with local development company Timeless Property Investments.
He said the rates achieved spoke not only to the quality of the design and build by Canniffe Building, but also to the rise of Darra’s industrial landscape as a Brisbane hotspot.
“Darra has really filled out as an industrial precinct, meaning there aren’t many greenfield sites remaining,” Mr Homan said.
“With local property traditionally tightly held, it’s no surprise that a significant number of under-bidders from the campaign are still actively looking for quality warehouses in the area.
“Because of this we’re expecting strong interest in Stages 2 and 3 of the estate.”
Mr Canniffe pointed to myriad drawcards for buyers, who were split 50/50 between investors through their self-managed super funds, and owner occupiers chiefly seeking premises for trade-based businesses.
“For investors, the strong growth forecasts of the western corridor linking Brisbane and Ipswich cement the area as a strong industrial heartland,” Mr Canniffe said.
“For tradies, meanwhile, it’s the ideal place to base a business, both for the pipeline of work and the accessibility to the region’s burgeoning masterplanned residential catchments.”
According to Bas Woelders from Timeless Properties, work on Stages 2 and 3 is forecast to begin late this year.
“We are very excited to get back to work on Stages 2 and 3 to assure the same unwavering quality and design innovation over a larger range of product, ranging from 350sqm up to 1500sqm,” he said.
“I believe we have a good balance between design, quality, functionality and value in our industrial spaces that meet the needs of modern business.”
Lying just 12km from the Brisbane CBD, the estate offers proximity to the Centenary, Ipswich and Logan motorways, serving not only as major transport thoroughfares, but also as linkages to some of the state’s largest population growth regions, including Springfield and Ipswich.
