Aliro, has unveiled plans to rejuvenate Chipping Norton, unveiling a new industrial estate that answers demand for premium warehousing in the south-west suburb. LJ Hooker Commercial Bankstown’s Ryan Jennings and Jon Orsborn have been appointed to manage the leasing campaign.
Diversified real estate services provider and fund manager, Aliro, has unveiled plans to rejuvenate Chipping Norton, unveiling a new industrial estate that answers demand for premium warehousing in the south-west suburb.
Construction for the estate, Access on Alfred, will commence in Q1 2024, leveraging 24-40 Alfred Road’s proximity to key transport routes.
In total, 28,196sqm of gross floor area across two stages – including corporate space and amenities - will be developed via 11 warehouse tenancies with 13.7m high internal clearances.
LJ Hooker Commercial Bankstown’s Ryan Jennings and Jon Orsborn introduced Aliro to the site in late 2021 and have been appointed to manage the leasing campaign.
“There hasn’t been a new estate of this calibre come to market in Chipping Norton for over a decade,” said Mr Jennings.
“Logistics operators have been starved of quality facilities in the south-west, with the vacancy rate across the region being below 1%, making it one of the tightest markets in Australia.”
Mr Orsborn said: “Aliro’s vision for Access on Alfred addresses the needs of a wide spectrum of industrial tenants including on-grade doors and recessed docks, 6-10 metre canopies for all weather loading and round-the-clock b-double access”.
“The estate will be powered by renewable energy and will set a new standard in design in suburb. We expect to receive strong interest from tenants, especially last-mile specialists, who recognise the connections to key arterials that Access on Alfred will offer.”
Access on Alfred tenants will be able to access the M5 within seven minutes, Moorebank Intermodal in 10 minutes and the M7 in 14 minutes. Sydney Airport is only a 20-minute drive away.
Stage 1 comprises five separate warehouses ranging in size from 3240sqm to 5345sqm. All warehouses are complemented by 256sqm of office space.
Stage 2 offers smaller tenancies with the warehouses ranging from 867sqm to 1,004sqm, all supported by 218sqm of office.
