Two blocks of vacant industrial land for sale in one of South East Queensland’s growth areas are being offered to the market in a brand new land release.
The land at Lots 2 and 3 in the Transit Industrial Estate at Property Place in Park Ridge are expected to be met with strong demand given the lack of land availability in the southern Brisbane area.
The two lots combined total 1.1 hectares and can be purchased in one line or individually, with Lot 2 totalling 5,440sq m and Lot 3 totalling 5,536sq m.
The medium impact zoning for Transit Industrial Estate provides for a broad range of acceptable uses, with 24/7 access and a road network designed for B-double use.
The lots are being taken to the market via an Expressions of Interest campaign run by Knight Frank agents David Knox and Sam Harper, in conjunction with Shaun Canniffe and Harry Homan of JLL.
Mr Knox said there was a shortage of land in the Logan area, south of Brisbane, where the lots were located, so it was expected buyer demand would be strong.
“There was a recent run of land take up in major estates currently on the market in the area demonstrating the existing demand for industrial land in southern Brisbane,” he said.
“These are only two lots available for sale in the Transit Industrial Estate, and they have been earmarked for sale at an opportune time.
“We expect them to be highly sought after by developers, investors, and occupiers alike.
“Lot 2 has a development application in progress for a 2,920 square metre industrial facility, which can be transferred to a new owner as part of a sale, saving a potential purchaser a significant amount of time and money.”
Mr Homan said the new land release in Transit Industrial Estate was strategically situated around seven kilometres from the Logan Motorway.
“Transit Industrial Estate offers convenient access to major transportation arteries, including the Gateway Motorway and Mount Lindesay Highway,” he said.
“The location of the estate ensures efficient connectivity for businesses seeking seamless logistics and transportation solutions.”
The Expressions of Interest campaign for the property will close at 4pm on Wednesday, May 8.
